Thank you for
your
interest in properties ~ homes and/or building lots ~ in our
beautiful Town of Cochiti Lake! The town is a community of
approximately 450 people in 200 homes, and is built on a mesa
(elevation 6000 ft) overlooking the
Rio Grande River and Cochití Lake. It is about half way
between
Albuquerque (45 minutes) and Santa Fe
(30 minutes). Our properties include building lots that run from
$6000 to over $30,000, and houses from $70,000. to $400,000.
Similar properties cost about 30% to 50% more in Albuquerque and
twice as much in Santa Fe! A slogan to describe Cochití Lake might well be “away from it all, but close to everything. It is close to the “hustle and bustle” of Albuquerque and Santa Fe, yet close to all the advantages they offer! We have the friendliest people you ever met! Cochiti Lake sits on land that is leased by the Cochiti Pueblo. It is a 99-year lease that began in the early 1970's. Each sub-lessee pays a lease fee of around $1250 a year to CCDC, the management arm of the Pueblo.
Cochití Lake streets are wide, paved and well maintained. All city
utilities ~ electric, natural gas, phone lines and sewer lines are
underground. Our city water comes from wells over 800 feet deep and
draws from a good tasting, pure water aquifer. We have weekly
collection of garbage. The homeowners are about half retirees and
half professionals in their 30’s and 40’s and some families. A bus
takes children the 5 miles to the excellent
Cochití Elementary & Middle School. Employed residents
drive the easy commute to either Santa Fe or Albuquerque, while
some jobs are available in our town. WE'VE GOT GOLF! The Pueblo de Cochití Golf Course, just 2 minutes away, has been rated as one of the top 25 public courses in the U.S. by Golf Digest! Annual memberships and green fees are just half price for Cochití Lake residents. There is a low cost for annual membership and all green fees! The course is open every day, except Christmas and Thanksgiving, or when the fairways are covered with snow, so it is closed only a dozen or so days per year.
